Stage 1
Before spending heavily on plans, reports or consultants, test the fundamentals.
Stage 1 helps you understand what may be possible, identify major planning and site constraints, consider high-level viability and work out what still needs to be investigated.
The goal is simple: gain enough clarity to decide whether your idea is worth pursuing — before committing significant time or money.
Stage 2
A feasible idea still needs the right strategy.
Stage 2 helps you confirm the likely approval pathway, understand key planning and site constraints, identify who should lead the next step and determine which consultants may be needed.
The aim is to establish a clear direction before design begins — reducing the risk of redesign, unnecessary consultant costs and delays later.
Stage 3
This is where your idea starts becoming a real, testable proposal.
Stage 3 helps you develop a concept that responds to your goals, the site, planning controls and specialist advice.
You’ll begin considering layouts, building form and how the development sits on the land — while identifying issues that should be resolved before the formal application is prepared.
Stage 4
Stage 4 brings your plans, reports and supporting information together into a clear, coordinated application.
It helps you understand what documentation may be required, who should coordinate it and what needs to be resolved before lodgement.
A well-prepared application should be complete, clear, consistent and ready to explain exactly what you’re seeking approval for.
Stage 5
Once lodged, your application enters formal assessment.
Stage 5 helps you understand what the approval authority (often Council) is reviewing, how referrals and requests for further information may arise, who should manage communication and what can influence the outcome.
Rather than simply waiting, you’ll understand how to stay informed, respond to issues and keep track of changes as your application moves toward determination
Stage 6
Approval is a major milestone, but it doesn’t always mean you can start building.
Stage 6 helps you understand exactly what has been approved, work through conditions, identify further documentation or certificates and prepare the project for construction.
The focus is turning an approved concept into something technically detailed, compliant and genuinely ready to build.
Stage 7
This is where everything planned, designed and approved becomes real.
Stage 7 guides you through construction, inspections, certification and final completion — helping you understand the roles of your builder and certifier and the importance of staying aligned with approved plans.
The journey finishes when the required works, inspections, certificates and outstanding conditions have been properly completed.
